By using this website you accept these terms. If you do not accept them, please do not use the site. They are governed by Indian law and sit alongside our Privacy Policy, which explains how we handle your information.

"We", "us" and "the house" mean Singh Empire, Singh Empire, Behind Guru Nanak Hospital, Singh Enclave, Bidar, Karnataka 585402, India. "You" means anyone using this website.

This site exists to show you what we offer and to let you contact us. You can read about the banquet halls, restaurant, menu and rooms, look through the gallery, send an enquiry, leave feedback, and use a customer account for online room booking when that feature is available.

Online room booking uses a temporary Supabase inventory hold and Razorpay-hosted payment. The booking is confirmed automatically only after the server verifies capture of the selected advance or full amount while all room holds remain valid. This website does not store your card, CVV, bank-account or UPI credential data.

Anything you read here — capacities, room counts, amenities, dishes — is offered in good faith and kept as accurate as we can. It is a description of the house, not a contractual promise about a particular date.

You can check live room availability without signing in. During guest checkout, we verify the person booking through a WhatsApp code and create or link their account before holding the selected rooms. Check-in starts at 11 AM and checkout is by 11 AM IST. Your estimated arrival time helps us plan your welcome; it does not extend the booked nights or checkout time. Early check-in and late checkout require hotel confirmation and are subject to availability.

A temporary hold is not a confirmed booking. Confirmation occurs after we verify payment of the selected advance (at least 50%) or full amount, while all selected rooms remain valid. For a group booking, all rooms must be confirmed together. An unpaid hold that expires or that you cancel in My bookings releases the rooms.

If payment is captured after a hold has expired or been released, the booking is placed in payment exception and is not confirmed or silently moved to another room. Contact us about that payment.

Provide accurate details for the lead guest and the person arranging the stay. You may book for someone else or for a company when authorised to share their details. The person booking verifies their own WhatsApp number and keeps account access to the reservation. We may decline or cancel misleading, unauthorised or bad-faith enquiries or unpaid holds.

Cancel at least 24 hours before the scheduled 11 AM check-in for a full refund of the amount paid. The deadline is 11 AM IST on the day before arrival.

Cancellations received after that deadline and no-shows are non-refundable.

Request cancellation by contacting the hotel with your booking reference. The hotel handles cancellation and eligible refunds manually; sending a request does not automatically cancel your booking. Eligibility is based on when the hotel receives your request. Ask the hotel to confirm receipt and cancellation.

Pay at least 50% in advance to confirm your online booking, or choose full payment. The remaining balance can be paid at check-in or checkout. Refunds are processed by the hotel after reviewing the cancellation request; contact the hotel for the refund status and processing time.

• Check-in from 11 AM; check-out by 11 AM. All times are India Standard Time (IST). Early check-in is subject to availability.
• The primary guest must be at least 18 years old. Every guest must present government photo ID at check-in: passport, Aadhaar, driving licence or other government ID. Foreign / OCI guests must present a passport or applicable travel document, plus a visa or OCI card where required. Local IDs are not accepted.
• Unmarried couples are not permitted. Groups of male guests are welcome.
• Smoking and alcohol consumption are not permitted on the property.
• Pets are not permitted; no pets live on the property.
• Eligible rooms accommodate up to three guests, with an extra bed for the third guest: two adults and one child, or three adults. Twin Bed Rooms accommodate up to two guests and cannot take an extra bed. Larger parties can select multiple rooms, subject to availability.
• For infant arrangements, contact the hotel before booking. Complimentary infant meals are not provided.
• Private parties and events can be arranged with the hotel separately.

Your room rate, applicable taxes and any extra-bed charge are shown in the live booking quote for your selected dates and guests. Breakfast is included for the first two guests in each room. Eligible rooms can accommodate two adults and one child or three adults, with an extra bed for the third guest. Twin Bed Rooms accommodate up to two guests and cannot take an extra bed. Larger parties can select multiple rooms. Contact the hotel for infant arrangements.

Corporate bookings use the standard online payment options, website rates and cancellation policy. Provide the company’s registered name and billing address, and its GSTIN if needed on the hotel invoice. A corporate booking does not create a credit account or a negotiated rate. For group stays, room categories are confirmed against availability; nearby rooms or a shared floor are requests the hotel must confirm separately.

Additional meals, laundry, airport transfers and other requested services may be charged separately. Ask the hotel for the price before ordering. The selected advance or full-payment amount displayed at checkout is submitted to Razorpay. Any remaining accommodation balance can be paid at check-in or checkout.

Any applicable discount is shown in your booking quote. Offers and payment options on third-party booking platforms do not automatically apply to direct website bookings.

Room availability is read from the website's Supabase inventory and can change until a temporary hold is created. A hold lasts only for the expiry shown by the booking service. Banquet, restaurant and other arrangements remain enquiry-based and are quoted separately.

Menus, decor and arrangements are described here to give you a sense of the house. Particular dishes and materials may vary with the season and with what is available, and we will tell you if anything material to your event changes.

The Zaika kitchen is entirely vegetarian, and all catering for events at Singh Empire comes from it. We do not prepare or serve non-vegetarian food, and we do not permit outside caterers to bring it onto the premises. This is a settled commitment of the house, not a menu preference, and we ask guests to respect it.

When you leave feedback you may attach photographs, video or a voice note. Please send only material that is yours to send, and please do not include other guests without their agreement.

We use what you send to understand how the house is doing and to put things right. We will not publish your feedback, your photographs, your recording or your name in our marketing without asking you first and receiving your agreement.

We may remove anything unlawful, abusive, or submitted to mislead. If you would like feedback you have sent to be deleted, write to us and we will remove it.

Please do not:

• Use the site for any unlawful purpose, or in a way that breaks Indian law.
• Submit false enquiries, impersonate anyone, or send automated or bulk submissions through our forms.
• Attempt to gain access to any part of the site, its servers or its data that is not open to you.
• Introduce anything malicious, or interfere with the site's operation or availability.
• Scrape, copy or reproduce the site's content or images at scale, or use them commercially, without our written permission.

We may restrict access to the site where any of these occurs.

The name Singh Empire, the names Zaika, Maharaja Palace and Sapphire, our emblem and word-mark, and the design, layout, text and arrangement of this website belong to us or are used by us with permission. You are welcome to view, share and print pages for your own use in considering a visit; anything beyond that needs our written permission.

Some photographs on this site are licensed stock images used to illustrate a mood or a setting rather than to depict a specific room, dish or event at the property. Where an image is illustrative, it is not a representation of exactly what you will receive. Ask us and we will happily show you photographs of the actual space.

This site links out to WhatsApp, Google Maps and Instagram, and it may link elsewhere. Those services are run by other companies under their own terms and privacy policies. We do not control them and are not responsible for them.

We would like the site to be available at all times, but we cannot promise it. It may be unavailable during maintenance, or because of a failure at a provider or a network beyond our control. We may change, suspend or withdraw any part of it without notice.

We take reasonable care that the information on this website is accurate and current. Even so, the site is provided as it stands, and we do not warrant that it will be uninterrupted, error-free, or free of anything harmful.

To the extent Indian law allows, we are not liable for loss arising from your use of this website, from relying on information on it, or from the site being unavailable. Nothing in these terms limits any liability that cannot lawfully be limited — including for death or personal injury caused by our negligence, or for fraud.

Your rights as a consumer under the Consumer Protection Act, 2019 are unaffected by anything in these terms.

How we collect and handle personal information is set out in our Privacy Policy, which forms part of these terms. Please read it — it is short, and it is written to be understood.

We may revise these terms from time to time. The version on this page is the one that applies, and the date at its head tells you when it last changed. Using the site after a change means you accept the revised terms.

These terms are governed by the laws of India. The courts at Bidar, Karnataka shall have jurisdiction over any dispute arising out of them or out of your use of this website.
